Having had a long and busy week between the Holiday parties, Christmas shopping and mostly my business with clients both sellers and buyers. We had one bungalow property closing for Luke and Georgia(Congratulations). We unfortunately had one deal for a new home purchase fall apart because of false information on what we thought was a short sale but the bank had already sold it to a middle man company and did not reveal this so they were just trying to flip the property, which is not allowed by FHA. So my clients and I will just have to find a better home at a better price! I have four showings set up for them to see today. I will be signing up some new listings this coming week one being a single family home at 2127 S 11th Avenue in Maywood Park, IL another is a condo at a building I had the full listing in 2003-2005 and sold about 100 units and this is one of the clients that purchased with me and now wants to sell! This week in Chicago Real Estate with Mary Jo Daly!

Here’s the scoop! We had wonderful weather and some great quality family time this past weekend! This past week I have had two new listing contracts sign up. The one is a condo in the Albany Park Il area and the other is in Irving Park IL which is two vacant lots ready for development. I am still working on a huge listing in the Near North Old Town area. Home Tax Credit extension is it on the way for 2010?

Congress has approved a one-year extension of higher loan limits for mortgages backed by the Federal Housing Administration, Fannie Mae or Freddie Mac, and an amendment that would extend the first-time home buyer tax credit has been incorporated into a Senate bill to prolong unemployment benefits. This will be a great benefit to all. The economy needs that extra boost to keep the housing market moving ahead.

The items for the tax credit will be extended to others as well as first time buyers.

•Credit will be extended from its current December 1 expiration to April 30, 2010, with all homes closing before July 1, 2010.
•Income limits on those consumers claiming the credit will increase from $75,000 for a single homeowner to $125,000, and from $150,000 to $250,000 for couples.
•The tax will not only include first-time home buyers, but will be extended to a $6,500 credit for existing homeowners who have occupied their current residences for five consecutive years of the past eight.

Frustration with Foreclosures and Short Sales

Am I the only agent that feels real bad for their buyers?
I am working with two sets of buyers and they both keep running into the same things, losing out to cash deals and they don't close any faster either!
My buyers don't want to look at Short Sales or Foreclosures any more, I have ran into where the agent does not disclose that it is Bank owned.
One of my buyers were ready to close on Friday and the day before closing the bank didn't have the deed and was missing paperwork so they rescheduled for next Tuesday to close and still no paperwork, then the seller said if they don't close this coming Friday they are pulling out of the deal which they did so I took my buyers out on Sunday and they found another home and put an offer on it and we are waiting for an answer from the seller (hopefully this is the home for these buyers it is their 4th offer on a property.
My second buyers put on offer on a property in August and it was rejected and they had also put 4 offers out there and lost all of them then this house came down in price and they got it and they are now set to close in mid November.
Is this happening to everyone that their buyers are getting frustrated?

Safety 1st for Realtors

What to do or how to keep yourself as safe as possible during OPEN HOUSES!
Of all the things that could happen, the worst is when someone gets in your face or in your area of comfort to make you feel scared or just give you bad vibes. When you think that some thing could go bad with this person in your open house. Follow your intuition if it feels bad its probably going to be bad. Keep your phone with you at all times. Make sure 911 is programed on speed dial. Talk on the phone when no one is there but keep full awareness of your surroundings at all times. Have people call and check in on you. Have a code word so people know when something is wrong. NORA - Need Officer Right Away.
Make sure as many people as possible whether it is friends, family, or your colleagues know that you are doing a open house and where it is.
Get to know the neighbors so if they hear anything strange, they to will help. Make sure they are not going to be the problem as well. Know your surroundings.
When no one is there keep aware of the front and rear entries so no one walks in and you are unaware.
Keep sign in sheet and get all information when people walk in check IDs and do it to everyone. Take a picture of people or their ID with your cell phone camera.
Know how you can get out fast and easy, if put in a bad situation.
Have a whistle on you, yell FIRE, scream scream scream if something happens.
Pepper spray. Make sure you read how to use it so not to get yourself.
Break a window, the sound of glass breaking gets attention to others.
If you don't feel comfortable with some one is in the property ask them leave immediately.
Let local authorities know about your open house (police officers buy and sell homes too).
Common sense, always be aware and BE SAFE!
Always remember the Internet is great for promoting your business but it can also be your enemy. Their are a lot of weird Internet people following you even though you don't know it and since all Realtors are highly visible they could stalk you and know where you are working just from seeing your profile information. PLEASE TELL YOUR STORY OR IDEAS TO HELP SAVE REALTORS!

It has been a very busy Saturday since 10:00 I have had appointments for both buying clients that last until 8:00. Must get everything set before I leave town tomorrow until Friday so it has been very very busy completing all my work, setting the week up for buyers and sellers and trying to get ready to leave. The few days away will be good time with my family and friends.

One of my clients put a big smile on my face today saying that they never had a realtor work as hard as I do in helping them with all their questions and trying to find the perfect place for them not just rushing them into the first property so I can get my commision and move on to next sale. Wow that makes me feel so great to hear.

Another nice day in Chicago. Sending in an offer for my clients to purchase their first new single family home. They are so excited, I sure hope they get it. Taking out some of my other buyers today which I also hope we can put that same smile of excitement on their face.
