This week in Chicago Real Estate with Mary Jo Daly!




Here’s the scoop! We had wonderful weather and some great quality family time this past weekend! This past week I have had two new listing contracts sign up. The one is a condo in the Albany Park Il area and the other is in Irving Park IL which is two vacant lots ready for development. I am still working on a huge listing in the Near North Old Town area. We finalized two purchasing contract deals for separate clients which should be closing by the end of the month. So I would like to say congratulations to both of them. I have a possible commercial listing agreement signing up by the weeks end. This coming weekend I am doing two open houses one is a condo

Tax Credit 2010 reality

Home Tax Credit extension is it on the way for 2010?

Congress has approved a one-year extension of higher loan limits for mortgages backed by the Federal Housing Administration, Fannie Mae or Freddie Mac, and an amendment that would extend the first-time home buyer tax credit has been incorporated into a Senate bill to prolong unemployment benefits. This will be a great benefit to all. The economy needs that extra boost to keep the housing market moving ahead.

The items for the tax credit will be extended to others as well as first time buyers.

•Credit will be extended from its current December 1 expiration to April 30, 2010, with all homes closing before July 1, 2010.
•Income limits on those consumers claiming the credit will increase from $75,000 for a single homeowner to $125,000, and from $150,000 to $250,000 for couples.
•The tax will not only include first-time home buyers, but will be extended to a $6,500 credit for existing homeowners who have occupied their current residences for five consecutive years of the past eight.

Frustration with Foreclosures and Short Sales

Am I the only agent that feels real bad for their buyers?
I am working with two sets of buyers and they both keep running into the same things, losing out to cash deals and they don't close any faster either!
My buyers don't want to look at Short Sales or Foreclosures any more, I have ran into where the agent does not disclose that it is Bank owned.
One of my buyers were ready to close on Friday and the day before closing the bank didn't have the deed and was missing paperwork so they rescheduled for next Tuesday to close and still no paperwork, then the seller said if they don't close this coming Friday they are pulling out of the deal which they did so I took my buyers out on Sunday and they found another home and put an offer on it and we are waiting for an answer from the seller (hopefully this is the home for these buyers it is their 4th offer on a property.
My second buyers put on offer on a property in August and it was rejected and they had also put 4 offers out there and lost all of them then this house came down in price and they got it and they are now set to close in mid November.
Is this happening to everyone that their buyers are getting frustrated?
